FAQ

Questions property managers ask us

Are you licensed and insured?

Yes. Licensed CA contractors handle all permitted scopes, and we carry workers compensation and general liability coverage. A certificate of insurance is issued to your entity on request for your vendor file.

Can you work inside our property management software?

Yes. Our intake is built to work with Yardi, AppFolio, and Buildium workflows, so your team can route work orders to us the same way they do today.

How do after-hours emergencies work?

Dispatch is live 24/7 for nights, weekends, and holidays. Floods, lockouts, no-heat, no-power, and security issues are covered, with a target response under 60 minutes for life-safety calls. An emergency on-call retainer is available for portfolios that want guaranteed coverage.

How is pricing structured?

General maintenance is billed at mid-market hourly rates, licensed trades are priced competitively against local providers, emergencies carry a premium with a minimum charge, and unit turns are flat-rate per unit. Volume discounts scale with portfolio size and committed work-order volume, with typical savings of 5 to 15% off published rates. A detailed quote sheet is provided on request.

How do you handle residents and occupied units?

Technicians are uniformed, badged, and background-screened. We coordinate scheduling and access directly with residents when you want us to, and every job is photo-documented from start to closeout.

What does a unit turn include?

Trash-out, paint, cleaning, punch list, and keying, run against a standardized turn checklist with a QC walk at the end. You receive a photo report before the unit is relisted. Volume pricing is available for portfolios with steady turn flow.
